Home Preparation

This is often the most overlooked part of the process, but is the most critical first step homeowners need to take to maximize the value of their property. I like to use the popular saying, “Ready, Aim, Fire” to make my point. Many Sellers/Agents make the mistake of rushing a home on to the market. They completely miss the “Ready, Aim” piece of the equation. The intelligent marketing plan starts with the preparation of your home. This will absolutely determine whether or not the photos of your home will resonate with your potential Buyers. Residential real estate marketing is, for all intents and purposes, an online game. Buyers will decide what they will and will not see, based entirely on internet photography. If your home is not prepped properly, the resulting photos will not “pop.”

Home preparation is also critical for previewing purposes. Buyers will decide, often within 5 minutes, whether or not they are interested in purchasing your property. This is a completely visceral experience. When a home, regardless of being a “picture perfect” designer property, is clean, de-cluttered, de-personalized, furniture and details arranged properly, it can make all the difference in the world. The way we sell and how we live are often two very different things. Each home is unique, so it’s critical that a “staging” game plan is discussed at length. This could simply mean de-cluttering, de-personalizing, carpet cleaning, paint touch-ups, furniture movement and general landscape maintenance punch-ups, or it could be as involved as having the Seller move out and hire a staging company to do an entire makeover on the home. I make my recommendations regarding staging, and then I let my clients make decisions that are right for them. I have companies that are capable of doing any level of work needed.
